Design, Planning, Green Certification
The clients wanted a home that wouldn't cost them an arm and a leg to heat every winter. We worked with passive solar principles, added triple-pane windows, and sourced reclaimed Douglas fir for most of the framing. The result? Their energy bills are basically nothing, and the house stays comfortable year-round without much mechanical help. Plus, we managed to get LEED Gold certification without breaking their budget.

Four stories of workspace that doesn't feel like a prison. We installed operable windows throughout – yeah, in a modern office building – and added rooftop gardens that actually help with cooling. Natural cross-ventilation handles most of the climate control during moderate weather. The building breathes, basically.

Interior Redesign, Space Optimization
The space felt chopped up and dark despite having decent windows. We removed a couple non-structural walls, refinished the original fir floors, and added skylights in strategic spots. Now light bounces through the whole place, and it feels twice as big without actually changing the footprint much.
